The situation

Millers Restoration is a family restoration brand operating seven locations across Ohio and Michigan — water, fire, mold, and specialty services, with franchise territories and a reputation built over decades of showing up when it matters. And the map is still growing: inquiries keep arriving from areas they have not expanded into yet.

At that scale, the usual agency playbook — a website and some SEO — stops being enough. Seven locations means seven territories to rank, hundreds of service-and-city pages to keep accurate, thousands of inquiries to answer fast, and a brand that has to look identical from the truck to the website to the piece of print in a homeowner's hand.

The systems we built

This engagement goes well past marketing. We build and run custom software for Millers — the kind of infrastructure national franchises have, built for a regional family brand.

Franchise Mapping Software

We developed the territory-mapping platform the brand runs on: it creates and manages franchise territories, and it feeds the website directly. When a territory changes in the mapper, the live site rebuilds itself within seconds — every location page, every city page, no developer in the loop.

AI Lead Agent

Every inquiry channel — Google Local Services Ads messages, website inquiries, and Yelp — flows into an AI agent we built. It pre-qualifies each lead, handles the back-and-forth questions, and hands the conversation to a real human the moment someone needs to schedule an inspection. Fast answers at 2am, human judgment where it counts.

AI Phone Triage (in development)

The next system in the pipeline: an AI phone layer that triages incoming flood calls and dispatches the appropriate location automatically — so an emergency call at any hour reaches the right crew in the right territory without a call center in between.

The full marketing engine

Underneath the software sits the complete engagement: a hand-built website with emergency-first mobile design, per-territory local SEO with ranking scans for every region, and print collateral at brand scale — capability materials, service leave-behinds, and a full printed magazine for customers and commercial partners.

Print at brand scale

A brand this established deserves better than clip-art flyers. We design and produce the full print system — including RECOVR, a 32-page magazine-format property owner's guide written, designed, and produced in-house, plus a capabilities handout for commercial partners and adjusters.

Inside the magazine

Real editorial, not filler — the company's fifty-year founding story, a profile of the second-generation owner, the franchise territory map, and service guides property owners actually keep.

Why it matters

Multi-territory restoration marketing usually decays because keeping dozens of location pages accurate is manual work nobody owns, and because inquiries at volume outrun any front desk. We removed both failure modes with software: the website reads from the same system of record as the franchise operation, and the AI agent answers every channel in seconds — while humans handle the moments that actually need humans.

The result is a family brand that operates with infrastructure the national chains would recognize — and a marketing system that scales to new territories as fast as the business does.
